Listed developer Cebu Landmasters, Inc. (CLI) announced a new joint venture on May 13, 2026, to build a P100-million sports and lifestyle hub in Cebu City. Partnering with GV Sports Facilities Corp., the project, named "Masters Ballpark by Gameville," is set to become the city's premier destination for the "wellness-conscious" market. This move signals a shift in real estate strategy from purely residential towers to "active-lifestyle" hubs that combine sports, retail, and recovery services. It is a direct response to the post-summit boom in tourism and investment inquiries.
A One-Stop Wellness Shop
The Masters Ballpark will house high-end basketball courts, a weight facility, and a specialized recovery center operated by Flex Recovery. This isn't just a gym; it’s a lifestyle ecosystem that includes a sports merchandise store, a barbershop, and a premium sports bar. The inclusion of these secondary services ensures that the facility remains a "social hub" even for non-athletes. CLI is leveraging its massive "VisMin" portfolio to ensure this hub becomes a central anchor for the city's northern residential district.
The Post-ASEAN Boom
The project was disclosed to the stock exchange just as Mayor Nestor Archival announced a surge in investment inquiries following the 48th ASEAN Summit. The city is seeing a "mechanical necessity" for more diverse recreational facilities to match its status as a regional business capital. Investors are looking for projects that offer more than just square footage, and CLI’s sports hub fits the "triple bottom line" of profitability, community health, and urban modernism. This development is expected to break ground before the end of the second quarter.
Boosting Recurring Income
For CLI, this P100-million venture is part of a broader push to grow its "recurring income" assets, which now include hotels like the newly opened Radisson RED. By diversifying into sports management and high-end leasing, the company is insulating its profit margins from fluctuations in the residential sales market. The success of this hub will likely serve as a blueprint for similar projects in Davao and Iloilo. For Cebuanos, it means a world-class facility is coming to their backyard, raising the bar for urban recreation.
