MAKATI CITY — A new icon of sustainable luxury living is taking shape along Arnaiz Avenue in Legazpi Village. Property developer Arthaland Corp., led by the Po family, is projecting approximately P12 billion in sales from Sondris, a 37-story residential development being built in partnership with Mitsui Fudosan Group of Japan, one of the largest real estate companies in the world.

The collaboration brings together Arthaland’s extensive expertise in green real estate development and Mitsui Fudosan’s global strengths in design, engineering, and long-term value creation. “By combining ARTHALAND’s deep local experience with a global perspective and Mitsui Fudosan’s distinct strength in truly people-focused neighborhood creation, we created a development that delivers durability, functionality, and a new benchmark for refined living,” said Jaime C. The project reflects both companies’ commitment to delivering a residential community that prioritizes sustainability, quality, and enduring value for homeowners and investors alike.
Strong Investor Demand and Price Adjustments
Demand for the development has been robust since its launch in January, leading to a 5-percent increase in prices across all unit categories. One-bedroom units, which were initially offered at P21 million, are now priced at approximately P22 million. These units have attracted significant interest from individual investors seeking premium residential assets in Makati. Meanwhile, affluent families from southern Metro Manila are driving demand for the larger three-bedroom residences, which are priced at P72 million each. The project’s partnership with Mitsui Fudosan has also expanded its reach to international buyers, with initial sales already recorded from Japanese investors who recognize the strength and reputation of the Japanese real estate giant.
Limited Supply and Prime Location Enhance Investment Value
Sondris will feature 252 residential units in a low-density configuration, with only six to ten units per floor. Residences range from compact 46-square-meter one-bedroom units to spacious 230-square-meter garden residences. The development offers one-bedroom, two-bedroom, and three-bedroom layouts that appeal to a wide range of buyers. Notably, two-bedroom units make up nearly half of the project’s total inventory, reflecting strong demand for mid-sized luxury residences. Construction activities are set to move forward with a groundbreaking scheduled on June 17, while the project showroom is expected to open on June 30.
A Benchmark for Sustainable Luxury
Sondris is designed to meet some of the world's most recognized sustainability standards and is pursuing four major green certifications: LEED from the U.S. Green Building Council, WELL from the International WELL Building Institute, EDGE from the International Finance Corporation, and BERDE from the Philippine Green Building Council. The tower will feature commercial retail spaces and al-fresco dining establishments on the ground floor, while a dedicated amenities deck on the ninth level will offer a range of lifestyle facilities. Planned amenities include a 25-meter heated saltwater swimming pool, children's pool, steam and sauna rooms, a potager garden for year-round organic produce, a fitness center, children's playroom, function hall, and a rooftop sky terrace. These features are intended to create a well-rounded living environment that combines luxury, wellness, and sustainability.
