IMUS, CAVITE – Filipino Homes, one of the country's largest real estate networks, is conducting a product knowledge seminar today, March 19, 2026. Focusing on Garden City, the core residential project developed by Golden Bay Landholdings in Bacoor becomes central to the day’s discussions.
Inside the brokerage’s office on the second floor of The Avenue Mall - located in Alapan II-A, Bucadala, Imus, Cavite - a gathering unfolds. Property advisors meet there to examine closely a six-tower project combining residences, offices, and retail. Not far from the rising economic zone linking Cavite and Laguna, this site draws interest. Its open parks and smart positioning contribute heavily to that pull.
Filipino Homes at a glance
From its roots in Cebu, Filipino Homes has expanded far beyond regional boundaries. Now active throughout the Philippines, it operates 100 local branches. Its reach is powered by 11,000 certified agents working under the brand. Over time, steady growth turned it into a key name within the nation's property market.
The company's founder and CEO, Anthony Gerard O. Leuterio, received the 2024 International Realtor of the Year award from the US-based National Association of Realtors (NAR)—a first for the Philippine real estate sector on the global stage. What stood out wasn’t luck, rather a steady drive toward integrity in practice, paired with sharpening skills across the team.
Leuterio has previously emphasized a "customer-first" approach, stating that real estate professionals need to be responsible to clients "by providing the best product, protecting their investments, and supporting them throughout the journey—and beyond."
Filipino Homes manages property deals - sales, purchases, rentals - in various areas, focusing heavily on regions within Visayas and Mindanao. Training kicks off every few weeks, so agents learn what’s fresh: new builds, open units, changes on the ground. Each session tightens their grasp before they step into conversations with buyers. Locations shift, stock updates, rules adjust - and the team stays close to those shifts through steady workshops.
What is Garden City?
Garden City is a six-tower, 18-storey mixed-use development in Bacoor, Cavite, positioned along the Alabang-Zapote growth corridor. The project is designed by locally based international design firm WTA Architecture and Design Studio.
Key features of the development include:
Green spaces: More than 50% of the development is dedicated to greenery and communal areas
Amenities: Over 15 world-class amenities including indoor and outdoor gyms, a heated lap pool, library, game room, and multiple manicured gardens
Location: Within a 10-minute drive from the Macapagal Bay Area, 15 minutes from NAIA, and a five-minute walk from the upcoming LRT1 Bacoor Station extension
Accessibility: Near major expressways including CAVITEX, CALAX, and the LRT Line 1 extension
The development has received recognition including the OPAL Award 2020 from London and Dot Property Philippines Awards 2025 for Best Green Lifestyle Development.
Work on the ground is moving forward. By February 2026, crews had finished clearing the area entirely, preparing it for building activity while pile driving continues. Early next year saw progress in groundwork. As of that update, foundation work was advancing steadily across the plot. Come April 2026, contracts for Phase 1 are likely to be finalized - this includes the central platform level along with three tall housing units named Ipil Ipil, Yakal, and Molave. Once signed, large-scale frame assembly should start around middle of that month.
The first batch of units is scheduled for turnover starting in the last quarter of 2028 through the second quarter of 2029.
The developer behind the project
Golden Bay Landholdings, Inc. has been operating since 2017, positioning itself as a full-service real estate development and management company. The developer is also behind Aspire Corporate Plaza in Pasay City, which now houses Garden City's flagship Experience Center, replacing the former on-site showroom in Bacoor.
The company's stated values include innovation, professionalism, teamwork, integrity, and commitment, with a vision to be "a distinguished leader in the commercial, retail and residential real estate markets."
Jardin Wong, Chief Operating Officer of Golden Bay Prime, has emphasized the company's commitment to quality construction. "We're taking no shortcuts—it's all hard work from our team backed by industry expertise," Wong was quoted in a recent Inquirer article. "We are committed to delivering the very best for our residents because this is more than just an investment for them. For some, it is their first home; for others, it is their forever home."
Why the seminar matters
For brokers attending today's session at The Avenue Mall in Imus, the timing is practical. With construction now active and the first tower's turnover window confirmed, agents can offer clients concrete timelines rather than speculative projections.
Product knowledge seminars are routine in real estate, but they serve a clear purpose: keeping agents informed enough to answer buyer questions accurately. When a developer has active projects and visible progress, that information becomes easier to convey—and harder to forget.
Today's session in Cavite gives Filipino Homes' brokers a chance to dig into Garden City's specifics, from its green space allocation to its accessibility advantages. For Golden Bay Landholdings, it's an opportunity to ensure their project gets accurate representation from the people selling it.
Neither Filipino Homes nor Golden Bay Landholdings provided comment on today's seminar turnout, but with Garden City's construction now in full swing and turnover dates set, agents likely have plenty of material to work with.
