MAKATI CITY — Even before construction officially begins, prospective homeowners are already exploring their future residences, viewing virtual skyline vistas, and planning where their furnishings might go. Through the Sondris Pop-up Experience at Arya Plaza in Arya Residences, Bonifacio Global City, Arthaland is introducing a modern approach to property presentations, replacing traditional brochures and scale models with virtual reality technology, immersive LED installations, and interactive displays.
Open until June 26, 2026, the exhibit invites guests to discover “Arthavision,” a multi-sensory showcase designed to offer a deeper understanding of the development. At the heart of the experience is a virtual reality station that enables visitors to explore Sondris as though the 37-story residential tower were already standing on Arnaiz Avenue. Using VR headsets, guests can walk through residential units, experience the flow of the interiors, and gain a realistic sense of scale well before the project's scheduled groundbreaking on June 17.
Technology That Brings Floor Plans to Life
Beyond virtual reality, the exhibit features an LED floor room installation that recreates the actual dimensions of a Sondris residence. Visitors can physically move through projected layouts and better appreciate room sizes and spatial configurations in ways that traditional renderings cannot fully convey. According to Arthaland, the concept reflects an evolving trend in luxury real estate marketing, where buyers increasingly seek immersive experiences that allow them to connect with a property before making a purchase decision.
The pop-up experience goes beyond showcasing technology. It represents a broader effort to transform how Filipino homebuyers engage with premium residential developments. As Arthaland explains, “Seeing a property no longer begins with a showroom, it begins with an experience,” emphasizing the importance of creating meaningful, sensory, and personal connections with potential buyers. The installation also serves as an early platform for generating interest and attracting qualified buyers ahead of the project's construction phase.
A Joint Venture Rooted in Japanese Precision
Sondris is being developed through a collaboration between Arthaland and Mitsui Fudosan (Asia), the regional arm of one of Japan’s largest real estate groups. The development will rise on a site measuring approximately 2,018 square meters and will contain only 252 low-density residences, reinforcing its exclusive character within Makati’s luxury residential market.
Mitsui Fudosan’s expertise is reflected throughout the project, influencing everything from parking systems and bicycle ramps to elevator configurations, window designs, and bathroom layouts. The result is a development shaped by Japanese principles of creating “people-centric neighborhoods” while incorporating Arthaland’s long-standing commitment to sustainability and environmentally responsible design.
Wellness, Sustainability, and a PHP12 Billion Target
Arthaland is positioning Sondris as a development centered on wellness, sustainability, and purposeful living. Planned amenities include a 25-meter heated saltwater swimming pool, fitness center, steam and sauna facilities, Sky Terrace, landscaped roof deck, and a Potager Garden designed to provide residents with fresh organic produce. The project is also pursuing multiple internationally recognized sustainability and wellness certifications, including LEED, WELL, EDGE, and BERDE, further reinforcing Arthaland’s dedication to sustainable luxury developments. Completion and turnover are scheduled for April 2030.
The company is targeting approximately PHP12 billion in sales for the project. Since its market launch earlier this year, prices have already increased by around 5 percent. According to Arthaland Marketing Group Head Pamela Go, one-bedroom units have primarily attracted investors, while larger three-bedroom residences are generating strong interest from families in southern Metro Manila seeking to downsize without leaving established communities near Makati. Located along Arnaiz Avenue near San Lorenzo Village, Sondris offers unobstructed views of the Makati skyline and convenient access to major business, retail, and lifestyle destinations throughout Metro Manila.
