PHILIPPINES — Jhoanna Joy Dayac Salaguste, a licensed real estate broker under Team Grateful of the Filipinohomes network, passed the September–October 2026 Real Estate Consultants Licensure Examination. The Professional Regulation Commission announced the results on October 8, 2026.
A Rare Professional Milestone
Salaguste was one of only nine successful examinees out of fourteen takers nationwide, a 64.29 percent passing rate. The exam was administered in Metro Manila, Cagayan de Oro, and Cebu on September 8 for the written portion and October 5 to 7 for the revalida. The PRC released results in one working day.
The Board of Real Estate Service oversaw the examination. Its members include Hon. Ofelia C. Binag as chairperson, with Hon. Cecilynne R. Andrade, Hon. Jessie B. Doctolero, Hon. Estelita D. Patdu, and Hon. Maria Teresita B. Canlas as members. Canlas was inhibited from the proceedings.
From Appraiser to Consultant
Salaguste built a career spanning appraisal, brokerage, and property management. She graduated from Xavier University – Ateneo de Cagayan. As a government employee for a local government unit, she specialized in real estate appraisal. She also served as an external appraiser for banks.
She acted as an appointed court commissioner handling property expropriation cases. These roles demanded technical knowledge and impartial judgment. She passed the June 2019 Real Estate Broker Licensure Examination. Seven years later, she attained the highest professional designation in Philippine real estate.
The Rigorous Path to Consultancy
The Real Estate Consultant license is the most advanced credential available to practitioners. It surpasses the broker and appraiser licenses. Consultants provide expert advisory services on complex property matters, including valuation, investment analysis, and dispute resolution. The path requires a valid broker license and years of experience.
Candidates must pass a written exam followed by a revalida, an oral re-examination conducted by the Board of Real Estate Service. The process is among the most demanding licensure procedures in the country. Salaguste now joins an elite group qualified to serve as top-tier advisors.

Successful examinees must bring a screenshot of the system-generated registration form and a valid government-issued ID. They must personally register and sign in the Roster of Registered Professionals.
