MAKATI CITY — Rockwell Land Corporation and Pag-IBIG Fund formalized a partnership in Makati City on October 13, 2026, to expand homeownership opportunities for Filipino workers and their families. The agreement brings together Rockwell’s residential developments and Pag-IBIG Fund’s housing financing programs under the Expanded Pambansang Pabahay para sa Pilipino (4PH) Program, offering qualified buyers access to housing options across different price ranges. The initial agreement covers Stonewell Acacia Homes and Stonewell Mahogany Homes in Sto. Tomas, Batangas, both of which are already accredited by Pag-IBIG Fund. Other developments are entering the accreditation process, including Stonewell Molave Homes and Terreno South in Lipa, Batangas, as well as Anahaw Homes in San Antonio, Quezon. These projects could further widen the selection of properties available to eligible members.
Affordable Homes and Premium Properties in the Pipeline
Stonewell Molave Homes offers house-and-lot packages starting at PHP950,000, providing an option for buyers seeking more affordable residential properties. Meanwhile, Terreno South is a premium gated community in Lipa, with residential lots priced from PHP4 million to PHP7 million. Anahaw Homes in San Antonio, Quezon, offers completed house-and-lot units starting at PHP2 million. These developments are undergoing accreditation and should not be confused with the two projects already approved under the partnership. The collaboration also covers preferential pricing and other incentives on participating properties, subject to applicable terms. Rockwell will identify eligible projects and available units, including ready-for-occupancy homes, while Pag-IBIG Fund will provide financing, loan counseling, and application assistance. Prospective buyers should verify each project's accreditation status and availability before making purchasing decisions.
Understanding the Housing Loan Interest Rates
Pag-IBIG Fund offers different financing arrangements depending on the housing category and the borrower's eligibility. Qualified beneficiaries purchasing eligible socialized housing units under the Expanded 4PH Program may qualify for a subsidized annual interest rate of 3%, intended to support low-income households seeking affordable homes. This rate applies specifically to eligible socialized housing loans and is not a general rate for every property covered by the partnership. For regular open-market housing loans, promotional annual interest rates of 4.5% apply to loans above the socialized housing ceiling up to PHP4.9 million, while loans above PHP4.9 million up to PHP10 million carry a promotional rate of 5.75%. Both rates are fixed for the first three years and are available until December 31, 2026, subject to eligibility and program conditions. Qualified members may borrow up to PHP10 million, subject to credit evaluation and applicable lending requirements.
National Housing Expo Provides Another Homebuying Opportunity
Rockwell is also scheduled to participate in the second National Housing Expo on October 19–20, 2026, at the SMX Convention Center Manila in Pasay City. The event will bring together more than 80 developer partners, giving prospective homebuyers opportunities to explore residential properties, review special offers, and receive on-site Pag-IBIG housing loan assistance. Admission is free. For Makati residents and other prospective buyers, the partnership offers an opportunity to compare housing choices and understand the financing options available for eligible properties. Checking accreditation, loan qualifications, promotional periods, and the total cost of ownership can help families determine which residential option best fits their needs and financial capacity.
