PHILIPPINES — Pag-IBIG Fund members now have greater access to premium condominium living through a new partnership with DMCI Homes. The memorandum of understanding, signed on October 16, 2026, in Makati City, brings together the developer's quality residences and Pag-IBIG's affordable home financing under the Expanded 4PH Program.
Nearly 4,000 Units for Pag-IBIG Financing
Up to 3,990 condominium units are expected to become available for Pag-IBIG financing once necessary project accreditations are completed. Leading the lineup is Anissa Heights, a development along P. Zamora Street in Pasay City and the first accredited project under the partnership.
More than a dozen other DMCI communities are undergoing accreditation. These include Allegra Garden Place, The Erin Heights, The Oriana, Verdon Parc, Alea Residences, Cypress Towers, Dansalan Gardens, East Raya Gardens, Maricielo Villas, Mayfield Park Residences, Palm Grove Residences, Raya Garden Condominiums, Rhapsody Residences, Rosewood Pointe, and Tivoli Garden Residences.
Flexible Financing With ₱10-Million Ceiling
Qualified members may avail of Pag-IBIG Housing Loans of up to ₱10 million, expanding their options for quality homes in prime locations. They may also combine incomes with up to two co-borrowers, who need not be family members, to increase borrowing capacity.
This flexibility directly supports the Expanded 4PH Program championed by President Ferdinand R. Marcos Jr., which seeks to broaden housing choices for Filipino workers and their families. The partnership enables members to access homes previously perceived as beyond their reach.
Seventh Developer Joins the Flagship Program
DMCI Homes becomes the seventh top developer to support the Expanded 4PH Program. Pag-IBIG Fund previously signed separate agreements with Rockwell Land, Ayala Land's Amaia and Avida brands, SM Development Corporation, Filinvest Land, and Robinsons Land.
The signing was led by DHSUD Secretary Jose Ramon P. Aliling, Pag-IBIG Fund CEO Marilene C. Acosta, and DMCI Homes President Alfredo R. Austria. Also present were Chief Finance Officer Evangeline Hernandez-Atchioco, Senior Undersecretary Eduardo Robles Jr., and Senior Vice President Fermin A. Sta. Teresa Jr.
Preferential Pricing and Member Support
Under the agreement, DMCI Homes will identify participating projects and available units, including ready-for-occupancy properties, and offer preferential pricing plus other incentives to qualified members. Pag-IBIG Fund will provide financing, loan counseling, and assistance so members can make informed decisions.
The collaboration combines DMCI's experience in thoughtfully designed residences across market segments with Pag-IBIG's affordable, flexible loan products. It reflects a shared commitment to making well-built homes accessible to ordinary Filipino workers rather than exclusive to higher-income buyers.
Part of National Shelter Month 2026
The event formed part of DHSUD's National Shelter Month 2026 celebration, reinforcing the government's commitment to quality, affordable housing. Partnerships like this one demonstrate how public and private sectors can work together to address the country's housing backlog.
For Pag-IBIG members dreaming of condominium living, the partnership opens concrete pathways. Interested buyers may inquire with DMCI Homes or Pag-IBIG Fund for accreditation updates, unit availability, and eligibility requirements.
