At the heart of this expansion is General Trias, Cavite, where CPG is launching two major developments catering to distinct market segments.
A Strategic Pivot Toward Suburban Communities
CPG's PHP12 billion capital expenditure program reflects a deliberate shift away from oversupplied metropolitan condominiums toward horizontal communities in provincial growth corridors. The company posted a 17% increase in net income to ₱2.10 billion in the first nine months of 2025, with consolidated revenues rising 15% to ₱12.31 billion. Its first-home brand PHirst remains the largest revenue contributor, generating ₱8.4 billion or 69% of total revenues .
President and CEO Marco R. Antonio emphasized the company's dual-brand strategy: "By balancing our PHirst and premium residential segments, we are able to sustain growth while expanding our footprint across the nation's key growth corridors" . This approach insulates earnings against segment-specific slowdowns while building a resilient, nationwide platform. CPG recently launched a ₱3 billion private placement of corporate notes to bankroll its project pipeline and expand its land bank.
Two Communities, One Vision for General Trias
Cerulean Residences, developed under CPG's premium subsidiary Century Limitless Corp., is a 25-hectare master-planned community in Barangay San Francisco, General Trias . Drawing inspiration from the company's award-winning resort communities like Azure Urban Resort Residences, the development features beach-inspired amenities, expansive green spaces, and a commercial park integrated into the residential environment. The community will offer over 1,200 homes across various two-storey typologies, including The Marina townvillas and The Coral single-attached homes, with contemporary architecture designed for growing families .
PHirst Impressions Gen Tri, launched on March 7, 2026, is a 23.8-hectare first-home development in Barangay Biclatan with a total project value of approximately PHP6.6 billion . It features over 1,500 homes with upgraded Calista models offering larger lots—Calista End now sits on 90 square meters (up from 60.5 sqm) and Calista Mid on 60 square meters (up from 44 sqm)—representing a 42% average lot size increase . Homes remain competitively priced starting at PHP2.9 million, making them accessible to first-time buyers. Both projects benefit from General Trias' strategic location and ongoing infrastructure improvements.
