TAGUIG CITY — Federal Land, Inc. has inaugurated the Aki Tower of The Seasons Residences in Bonifacio Global City, marking another milestone for the developer as it considers expanding its footprint to Cebu. Chairman Alfred V. Ty announced the completion during a media briefing on Tuesday.
A Milestone Tower Rises in BGC
The Aki Tower is the third of four towers comprising The Seasons Residences, a joint venture with Nomura Real Estate Development Co., Ltd. and Isetan Mitsukoshi Holdings Ltd. The 45-story development will house 304 units across its Haru, Natsu, Aki, and Fuyu towers, offering one- to three-bedroom configurations.
The inauguration also included the project's guest house, adding a premium amenity for residents and visitors. The Fuyu tower, the final component of the development, is scheduled for turnover next year. The completion of Aki Tower signals steady progress on one of BGC's most anticipated residential addresses.
Cebu Project Under Consideration
Ty revealed that Federal Land is exploring another project in Cebu, though he declined to disclose the location, project type, investment amount, or timetable. He said the company hopes to showcase its best practices to the Cebu market, similar to what it has achieved in Metro Manila.
Federal Land already has residential developments in Cebu, including Marco Polo Residences and Marco Polo Parkplace in Nivel Hills. A new project would strengthen its presence in the province and tap into the growing demand for premium living outside the capital.
Cavite Township Offers Long-Term Potential
Beyond Cebu, Federal Land is advancing its 600-hectare Riverpark estate in General Trias, Cavite, through Federal Land NRE Global, Inc. Ty described Riverpark as a smart city with opportunities for horizontal and mid-rise residential developments, with high-rise projects possible later.
The township living concept integrates residential, commercial, and lifestyle components. Ty noted that the company's land bank provides flexibility to plan and phase developments gradually. Parent company GT Capital Holdings recently donated 15 hectares within Riverpark for Ateneo de Manila University's planned Cavite campus.
Measured Approach Amid Market Conditions
Ty emphasized that Federal Land is taking a gradual approach to future developments, considering existing inventory and expecting a slow recovery rather than an immediate return to pre-pandemic conditions. He described the current period as a pause, but stressed that planning continues for upcoming projects.
He also expressed optimism about long-term property demand, citing the country's growing and relatively young population. This demographic strength provides a solid foundation for future residential and township developments. Ty added that Federal Land remains open to partnerships with top companies for new ventures.
