SAN FERNANDO, PAMPANGA — The traditional shopping mall is undergoing a major identity shift, and a new architect has just stepped up to rewrite Megaworld's commercial blueprint. Following a highly successful eight-year era led by Graham Coates, the retail division of property giant Megaworld Corporation has officially named seasoned property executive Javier Hernandez as the new Head of Megaworld Lifestyle Malls. Bringing over thirty years of deep-rooted expertise across the retail, tourism, hospitality, and real estate sectors, Hernandez steps into the corner office at a critical juncture for the developer's commercial ecosystem.
A Proven Leader Ready to Scale New Heights
Javier Hernandez brings over thirty years of deep-rooted expertise across the retail, tourism, hospitality, and real estate sectors, positioning him as the ideal leader to steer Megaworld Lifestyle Malls into its next phase of growth. His mandate is clear and ambitious: steer the conglomerate's commercial footprint to cross a massive 1 million square meters of retail gross leasable area by 2030. While managing the current portfolio of 27 lifestyle malls, Hernandez will oversee the development of major new retail spaces strategically located in high-growth suburban corridors including Cavite, Rizal, Pampanga, and Bacolod City. The selection of Pampanga is no accident—the province has consistently demonstrated strong consumer spending growth and rising regional purchasing power, fueled by remittances, a thriving MSME sector, and the continued expansion of Clark Freeport Zone.
Why Pampanga Sits at the Heart of His Provincial Expansion
Megaworld's new wave of shopping malls set to break ground between 2026 and 2027 includes Pampanga as one of its key locations, with Capital Mall leading the charge. This four-level commercial complex will rise within the 35.6-hectare Capital Town Pampanga township in San Fernando, designed as a tribute to the historic PASUDECO sugar central that once powered the province's economy. Megaworld is investing approximately PHP 10 billion across this new batch of projects, which is expected to add more than 150,000 square meters to its retail portfolio. Hernandez's strategy points clearly toward "growing responsibly" while continuing to enhance existing destinations with relevant and innovative concepts, focusing on creating dynamic community spaces that blend outdoor areas, experiential shopping, and local culinary culture to match the evolving tastes of the modern, decentralized Filipino consumer. Kevin Tan, President and CEO of Alliance Global Group, expressed confidence in Hernandez's leadership: "He already has many exciting ideas and plans in the pipeline... We will continue to introduce global brands and new concepts while creating more opportunities for Filipino brands and experiences that make each of our destinations distinct". For Pampanga, this means Capital Mall will serve not just as a shopping destination, but as a community landmark that celebrates Kapampangan cultural identity alongside modern retail and dining experiences.
