PHILIPPINES — The Pag-IBIG Fund released a staggering P111.29 billion in housing loans during the first nine months of 2026, reflecting a 20% increase from the previous year. This financial influx financed 68,514 homes, up from 59,789 units worth P93.03 billion in 2025.
A Massive Surge in Housing Financing
The agency's aggressive push aligns with the National Shelter Month 2026 theme, "Tahanan. Pamayanan. Kinabukasan." This initiative reflects a comprehensive approach to nation-building, ensuring that housing programs not only provide physical structures but also foster vibrant and thriving communities across the archipelago.
The robust performance underscores the agency's crucial role in driving the national real estate market forward. By providing accessible financing, Pag-IBIG empowers thousands of Filipino families to transition from renters to proud homeowners, stabilizing communities and stimulating local economic growth nationwide.
Socialized Housing Records Dramatic Growth
A standout metric is the phenomenal 172% surge in socialized housing loans under the Expanded Pambansang Pabahay para sa Pilipino (4PH) Program. Loans for this segment reached P12.10 billion, a massive leap from P4.45 billion last year, highlighting a targeted push for inclusive housing.
The number of homes financed for minimum wage and low-income workers jumped by 173% to 10,904 units. DHSUD Secretary Jose Ramon Aliling attributed this success to expanded financing options, particularly the highly subsidized 3% interest rate designed to make homeownership attainable for the most vulnerable sectors.
Empowering Buyers with Flexible Terms
Beyond socialized housing, middle-income members benefit from promotional rates of 4.5% and 5.75%. The agency also raised the maximum housing loan amount to P10 million, significantly expanding the purchasing power of prospective buyers looking to invest in higher-value properties across various regions.
Pag-IBIG released P5.93 billion to finance housing developments, a 172% increase that encourages developers to build more affordable units. Partnerships with major developers and the Bases Conversion and Development Authority aim to provide residences closer to workplaces, specifically in emerging hubs like New Clark City.
National Housing Expo Spurs Record Engagement
The second National Housing Expo, held in Pasay City, recorded an impressive turnout of 30,425 attendees, up from 19,215 last year. With over 80 developers offering 50,000 ready-for-occupancy units, the event generated 1,262 reservations and proved to be a massive success for the sector.
The week also saw major milestones, including the distribution of Transfer Certificates of Title to 30 members of a homeowners association in Antipolo. Furthermore, 160 beneficiaries in Cebu City received Certificates of Entitlement, and 175 low-income families received keys to their new homes in Bulacan.
These milestones directly support the administration's goal of providing safe, decent, and affordable shelters nationwide. By securing land ownership and strengthening public-private partnerships, the government ensures that housing programs deliver long-term financial stability and dignified living conditions for every Filipino beneficiary.
