ILOILO — The Office of the City Treasurer has issued a public notice reminding real property owners of the third installment deadline for Real Property Taxes for Calendar Year 2026. Payments are due on or before September 30, 2026, and taxpayers are urged to settle their obligations to avoid penalties.
Payment Schedule and Installments
Taxes became due and payable starting January 1, 2026, but may be paid in four equal installments without penalty. The first installment was due on or before March 31, the second on June 30, and the third on September 30. The fourth and final installment is due on or before December 31, 2026.
This installment scheme allows property owners to manage their finances more effectively throughout the year. By spreading the tax burden across four quarters, the city government provides flexibility for taxpayers facing competing financial obligations. The schedule aligns with the provisions of the Local Government Code.
Applicable Tax Rates
The notice specifies the tax rates applicable to different types of properties. Lands are subject to a 1.5 percent basic tax, while buildings, machineries, and other improvements carry a 2 percent basic tax. These rates are applied to the assessed value of the property.
An additional 1 percent ad valorem tax is imposed on residential idle lands. Commercial, agricultural, and industrial idle lands face an additional 2 percent ad valorem tax. These higher rates on idle lands encourage property owners to develop their holdings productively.
Discounts and Penalties Explained
A 10 percent discount is granted to taxpayers who pay within the prescribed period. This incentive rewards prompt payment and helps the city maintain a steady revenue stream. Property owners who pay early can enjoy significant savings on their tax obligations.
Late payment carries a 2 percent penalty per month of delinquency until fully paid. The total interest on unpaid tax shall not exceed 36 months. This cap prevents penalties from ballooning beyond reasonable limits while still encouraging timely compliance.
Convenient Payment Centers
Taxpayers may pay at the Office of the City Treasurer at City Hall. Additional payment centers operate Monday through Friday at several locations. The Iloilo City Treasurer's Office at Plaza Libertad is open from 8:00 AM to 5:00 PM.
SM City Iloilo accepts payments from 10:00 AM to 3:30 PM. The Atrium Mall is open from 8:00 AM to 3:30 PM. Marymart Mall accepts payments from 9:00 AM to 3:30 PM. These satellite centers provide convenience for property owners who cannot visit City Hall during regular hours.
Why Paying on Time Matters
Real Property Tax revenues fund essential public services, including infrastructure, health, and education. Timely payment ensures that the city can continue delivering these services without interruption. Property owners who pay on time contribute directly to the community's development.
The third quarter deadline on September 30 is fast approaching. Property owners are encouraged to settle their obligations early to avoid the 2 percent monthly penalty. For questions, taxpayers may visit the Office of the City Treasurer or any authorized payment center.
