PHILIPPINES — Pag-IBIG Fund has opened its doors wider to the country’s leading housing developers, offering accreditation that unlocks access for members to purchase properties through its housing loan program. The initiative aims to expand homeownership opportunities by raising the loan ceiling and introducing special interest rates.

Expanding Choices for Filipino Workers

The fund’s leadership, including CEO Marilene C. Acosta, recently held roundtable discussions with 18 major developers, including Ayala Land, Megaworld, and SMDC. These partnerships are designed to bring more projects into Pag-IBIG’s network of over 460 accredited developers. The goal is to give Filipino workers a wider selection of homes to choose from, from affordable house-and-lot packages to premium condominiums.

Once a developer’s project is accredited, members can finance their purchase using Pag-IBIG Housing Loans. This accreditation streamlines the buying process, often allowing for developer-assisted loan processing. It transforms the relationship between homebuyers, developers, and the government into a more efficient, mutually supportive ecosystem.

Boosting the Loan Ceiling and Lowering Rates

A key highlight of the initiative is the increased housing loan ceiling, now at ₱10 million per borrower, up from the previous limit. This change empowers middle-income workers to consider properties in prime urban locations that were previously out of reach. The higher ceiling is a direct response to evolving market prices and the need for more flexible financing solutions.

Accompanying the higher ceiling are promotional interest rates designed to make monthly payments manageable. Loans above ₱1.8 million up to ₱4.9 million can avail of a 4.5% annual rate. For loans above ₱4.9 million up to ₱10 million, a 5.75% rate applies. Both rates are fixed for the first three years and available until December 31, 2026.

Supporting the National Housing Agenda

These efforts are a crucial part of President Ferdinand Marcos Jr.’s Expanded Pambansang Pabahay para sa Pilipino (4PH) Program. Under the leadership of DHSUD Secretary Jose Ramon Aliling, Pag-IBIG is working closely with the private sector to accelerate housing production. The partnership aims to address the country’s housing backlog by creating a more robust and accessible market.

The discussions also covered new tools like the Expanded 4PH Online Sign-Up Facility. This digital platform is designed to connect homebuyers with housing projects more efficiently. By leveraging technology and strong developer relationships, Pag-IBIG is modernizing how Filipinos find and finance their dream homes.
