CITY OF SAN FERNANDO, Pampanga — Pampanga residents seeking affordable housing will find thousands of options at the 2nd National Housing Expo 2026, scheduled for October 19 to 20 at the SMX Convention Center in Pasay City. The event, organized by Pag-IBIG Fund as part of National Shelter Month, features over 60 developers offering special expo prices and exclusive buyer incentives.
Expanded Financing Opens Doors for Kapampangans
Pag-IBIG Fund has extended its subsidized and promotional housing loan rates through the end of 2026. Qualified socialized housing borrowers can access a 3-percent annual interest rate under the Expanded 4PH Program, allowing a house-and-lot package worth P950,000 to be financed with monthly amortization starting at just P4,005. This addresses the needs of minimum-wage earners, factory workers, and informal sector workers across Pampanga.
For low-cost housing loans above the socialized threshold up to P4.9 million, a 4.5-percent promotional rate applies. Loans exceeding P4.9 million up to P10 million are eligible for a 5.75-percent rate. These rates accommodate middle-income families and overseas Filipino workers who seek higher-value homes.
P10-Million Loan Ceiling Broadens Housing Choices
Pag-IBIG Fund has raised its maximum housing loan amount to P10 million, a significant increase from the previous P6-million ceiling. This expanded limit allows more Kapampangans to finance townhouses, suburban units, or larger family homes without relying on high-interest commercial bank loans.
DHSUD Secretary Jose Ramon Aliling emphasized that the higher ceiling serves members seeking homes in higher price segments while requiring long-term, affordable financing. He also called on developers to recalibrate prices and offer reasonable packages to bring available units within reach of Pag-IBIG members.
On-Site Assistance and Expo Incentives
The Pag-IBIG Lingkod team will be present throughout the expo to provide on-site housing loan assistance, guiding buyers from initial inquiry to application processing. Attendees are advised to bring a valid ID and proof of income, such as a recent payslip or income tax return, for on-site evaluation.
Participating developers are offering special expo prices, promos, and exclusive buyer incentives. This creates a competitive environment where families can compare options and secure favorable terms in a single venue.
Aligning with Pampanga's Infrastructure Boom
Pampanga's property market continues to appreciate driven by Clark International Airport, New Clark City, the North-South Commuter Railway, and major highway networks. Lower Pag-IBIG loan rates and the expanded borrowing limit prevent local buyers from being priced out as master-planned communities expand in Angeles, San Fernando, Mabalacat, Porac, and Mexico.
