
BACOLOD — Over a thousand future homeowners are about to move a step closer to their biggest investment. Starting this month, SM Development Corporation (SMDC) is set to commence the phased turnover of approximately 1,192 residential units at Smile Residences, its integrated waterfront condominium development seated squarely within the SM City Bacolod complex. The delivery schedule, announced during a media roundtable in February, is part of a deliberate regional expansion strategy, with SMDC forecast to complete around 4,000 units across Western Visayas in 2026.
A Masterpiece Nestled by the Bay
The architectural narrative of Smile Residences is as much about its setting as its structure. As Bacolod City’s premier waterfront address, the development occupies a position along the shoreline, offering unobstructed views of the water and the city’s famed sunsets. Its integrated location within the SM City Bacolod lifestyle district places residents within a short walk of major retail, dining, and entertainment destinations, while also providing proximity to the Bacolod–Silay International Airport. Prices range from P3.8 million to P5.5 million, with unit configurations including Flexi Suites with Balcony and Studio End Units. Phased Delivery for a Functional Community

Infrastructure-First Expansion
The turnover is a significant step in reinforcing the Visayas as a core growth market. It coincides with the company’s Parkville master-planned development—a 52-hectare residential estate along Burgos Avenue that will deliver an additional 2,394 lots by 2028. To support such scale, SMDC has pioneered an infrastructure‑first model. It recently broke ground on a four‑lane elevated bridge engineered for flood resilience and seismic compliance, providing a critical connection between Parkville and the newly opened Burgos–Negros Occidental Economic Highway.
A Regional Back Office for Seamless Service
Complementing the physical construction is a significant operational shift. SMDC has established a 300‑square‑meter regional office in Iloilo City’s Central Business District. The hub handles sales documentation, contract processing, and customer support, streamlining the experience for buyers across Iloilo and Bacolod and reducing reliance on Manila-based coordination.
With the Smile Residences turnover now underway, the promise of accessible, integrated waterfront living is transitioning from a sales pitch into a tangible reality for over a thousand Bacolodnon families.
