A New Standard in Socialized Housing

The Avesta Residences is the pioneer housing project of PH1 World Developers and Megawide under the government's 4PH (Pambansang Pabahay Para sa Pilipino) Program, developed in partnership with the City Government of Imus led by Mayor Alex "AA" Advincula . Each unit has a floor area of 27 square meters and can be configured into a two-bedroom home .

The development spans 1.3 hectares and will feature five residential towers with a total of 1,100 units . Located just a five-minute stroll from the New Imus City Hall, the project provides residents with easy access to government services and essential facilities.

Strategic Location and Higher Standards

The project represents a significant shift in socialized housing strategy. Previous socialized housing projects were commonly built in far-flung areas, resulting in low occupancy rates among intended beneficiaries . Through projects such as Avesta Residences, the Expanded 4PH Program seeks to provide affordable housing in strategic urban locations closer to employment opportunities, government services, and other essential facilities .

The units are targeted at low- to lower-middle-income earners, including overseas Filipino workers. Under the structure, monthly amortizations could fall to roughly PHP7,000, significantly lower than prevailing bank-financed housing loans . The project also features essential community amenities such as a multi-purpose hall, outdoor play court, children's playground, pocket gardens, and an entry gate with guardhouse.

A Commitment to Addressing the Housing Backlog

The project is part of PH1 World Developers' commitment to deliver 7,000 units within the next two to three years under the partnership, with 2,000 units expected to be turned over as early as 2027 . DHSUD Secretary Jose Ramon Aliling described the project as "another milestone in the nationwide implementation of the Expanded 4PH Program, which aims to provide more Filipino families, particularly workers, with access to affordable and decent housing" .

The Avesta Residences is designed to avoid the low occupancy rates of past socialized housing projects by locating housing near city centers rather than remote areas.
