MAKATI CITY — The completion of the CAVITEX C5 Link Expressway is changing the real estate landscape across southern Metro Manila and Cavite. By reducing travel time between key economic areas from nearly two hours to just 15 minutes, the 7.7-kilometer infrastructure project is improving connectivity and increasing the appeal of nearby residential, commercial, and investment properties connected to Makati’s central business district.
Better Connectivity Supports Office and Commercial Growth
One of the expressway’s biggest impacts is on Makati’s office and commercial real estate sector. A March 2026 report from JLL Philippines identified infrastructure recovery as a major driver of growth, with Makati recording the country’s highest annual office transaction growth rate at 92.2%. The C5 South Link, which includes the CAVITEX C5 Link, plays a key role in sustaining this growth by creating a faster route between Cavite’s industrial areas and Makati’s business district. The improved access expands the labor pool and strengthens logistics operations for companies in the city. Parañaque City Mayor Edwin Olivarez also noted that the project is expected to attract investments, stimulate local businesses, and create more jobs.
Logistics and Industrial Properties Benefit
The expressway is also improving efficiency for logistics and industrial real estate. According to PortCalls Asia, industry stakeholders have reported better delivery reliability, improved fleet efficiency, and lower logistics costs. One logistics company also cited reduced fuel expenses and less driver stress. These improvements make industrial parks and warehouse developments in Cavite more attractive to investors and commercial tenants. The project also supports the government’s broader goal of improving the movement of goods and strengthening the logistics sector.
Residential Areas Gain Long-Term Value
The biggest long-term impact may be in the residential market. By extending C5 toward Cavite and Las Piñas, the expressway makes emerging residential communities more accessible to people working in Makati. This improved connectivity is turning southern areas into practical residential options for Makati workers looking for more affordable homes with shorter travel times. Developers are already maximizing the opportunity, including projects like Haraya Residences located along the C5 corridor. Property values in areas such as Bacoor, Kawit, and Las Piñas are expected to increase as demand grows.
A Major Boost for Makati’s Real Estate Market
For investors, developers, and property owners, the fully connected expressway strengthens Makati’s position as the country’s leading business district. It expands the city’s reach by connecting it more efficiently to nearby residential and industrial areas. It is also noted that the project would help reduce congestion on smaller roads while saving commuters valuable time. The shorter travel time improves quality of life and increases the attractiveness of real estate developments along the corridor. As the final segment completes the C5 growth corridor, the expressway is expected to continue driving property appreciation, commercial activity, and urban development across Makati and southern Metro Manila in the coming years.
