PHILIPPINES— Federal Land, Inc. emerged as the biggest winner at the Philippine Real Estate Awards 2026, claiming the coveted Developer of the Year title while its chairman and CEO, Alfred V. Ty, was honored as the inaugural Real Estate Personality of the Year. The gala was held on September 17, 2026, at the Grand Ballroom of Okada Manila.
Eight Awards for a Property Powerhouse
The developer took home a total of eight awards, reflecting its broad influence across residential, commercial, and mixed-use segments. Federal Land secured Best Investment Property honors in both Metro Cebu and Metro Manila, alongside the Special Award for Community Builder.
Its individual projects also earned recognition across multiple categories. Mitsukoshi BGC was named Best Retail Development, while The Seasons Residences took Best Mixed-Use Development. Valencia Hills Tower E won Best Mid-Range Development, Quantum Residences was cited as Best Transit-Oriented Development, and Siena Towers earned Best Starter Home Condominium honors.
In the design category, Hartwood Village garnered the Best Community-Centric Design award. The sweep underscored Federal Land's ability to deliver excellence across diverse property types and price segments. Each project reflected thoughtful planning, quality craftsmanship, and responsiveness to evolving market needs.

Alfred V. Ty was recognized for his decades of leadership and vision in sculpting the nation's skyline. Taking the helm of Federal Land in 1997, he inherited a respected foundation built by his late father, George S.K. Ty, and transformed the firm into a modern real estate powerhouse.
In his acceptance speech, Ty emphasized that real estate covers a wide spectrum of possibilities. He said development begins with assessing the land, respecting its surroundings and neighborhood, and creating a product that best fits the criteria of development. His philosophy centers on harmony between structures and their environment.
A graduate of the University of Southern California with a degree in Business Administration, Ty combined global ambition with deep local insight. His expertise spans ground-up development and master-planned communities, covering office, multifamily, mixed-use, retail, and hospitality properties.
Landmarks That Define Skylines
Ty's master-planning vision is etched into the Philippine skyline through landmark achievements. These include the 47-story GT Tower International in Makati, the 66-story Metrobank Center, Grand Hyatt Manila, Grand Hyatt Manila Residences, and Marco Polo Residences in Cebu.
Other notable projects include Grand Central Park in Bonifacio Global City, the resort-inspired Six Senses Residences in Pasay City, and the 48-hectare Meadowcrest mixed-use township in Biñan, Laguna. Each development reflects his commitment to creating holistic, wellness-focused environments for Filipino families.
Beyond his own developments, Ty forged high-caliber international alliances. He brought Japan's Nomura Real Estate Development Co., Ltd. into a powerhouse joint venture, elevating the standard of Philippine property development through global collaboration.

The awards night celebrated the industry's continued evolution, recognizing projects and visionaries shaping the nation's built environment. Tanya Peralta-Yu, country manager of Dot Property and Lamudi Philippines, praised developers who dare to build boldly and choose excellence repeatedly.
Other major winners included Filinvest Land, Inc. for Metro Manila, Visayas, and Mindanao; P.A. Properties Hankyu Hanshin for Luzon; and Vista Land and Lifescapes, Inc., whose Camella Praverde won Project of the Year.
