Beyond the cluster of cranes dotting Cebu’s skyline and the fresh earth turned in Bulacan’s countryside lies a developer redefining what affordable living can look like. Primeworld Land Holdings Inc., which started in 2010 as a pocket housing developer in Quezon City, has blossomed into a multi-sector force with a growing presence in residential, commercial, and now hospitality development. With a philosophy anchored on the belief that “every Filipino deserves a good life, starting with a good home,” the company is translating that vision into tangible communities—ranging from sprawling economic housing projects to resort-inspired condominiums and internationally branded hotels.
Breaking Ground on a Record-Setting Year
The first quarter of 2026 set an energetic tone for the company. On January 10, Primeworld Land broke ground on Primeworld Meadows in San Ildefonso, Bulacan. Located in Barangay Palapala, the development covers a total land area of 102,272 square meters and will be delivered in two phases. Phase 1 will introduce 522 housing units across 5.5 hectares, while Phase 2 will add another 973 units spanning 9.3 hectares.
Sherwin Uy, CEO of Primeworld Land, framed the project as part of a larger mission. “The success of Primeworld Enclave in San Rafael and our experience with homebuyers clearly show that Filipinos continue to aspire for a place they can truly call their own,” Uy said. “This reaffirms that homeownership remains a deeply held goal, and it drives us to continue building communities that are not only affordable, but also safe, dignified, and designed for long-term living”. Strategically located near schools, markets, and transport hubs, Primeworld Meadows is designed with daily convenience in mind.
A New Landmark Rises in Cebu
Nine days later, Primeworld Land achieved another milestone—this time reaching for the sky. The company broke ground on Primeworld Pinnacle, a 30-storey residential condominium along V. Rama Avenue in Cebu City. The development stands as the company’s tallest residential tower to date and is envisioned to become a new landmark in the city’s evolving skyline. Primeworld Pinnacle offers a comprehensive suite of amenities: a swimming pool with lounge and deck, a kiddie playroom, an outdoor park and playground, a fully equipped fitness gym, a coffee shop and bar, a prayer room, and a function hall. It is positioned just steps away from major hospitals, schools, and business districts, balancing urban convenience with residential comfort.
Uy emphasized the company’s long-term view of Cebu. “While Primeworld Land is headquartered in Manila, we are firmly committed to Cebu for the long term. As we deepen our presence and continue to grow in the region, our focus remains clear: to deliver developments that enhance everyday living while creating lasting value for homeowners and investors alike.”
Hospitality Expansion Takes Center Stage
Perhaps the most significant shift in Primeworld Land’s strategy is its entry into the hospitality sector. On December 16, 2025, the company signed a contract with global hospitality leader Accor to develop ibis Manila Caloocan. The 6-storey hotel will sit atop the 19-storey mixed-use Grace Park Terraces in Caloocan City, featuring 160 well-appointed rooms, ample parking, and street-activating commercial spaces. When construction begins in 2026, ibis Manila Caloocan will become the first internationally branded hotel in the CAMANAVA region and Primeworld’s second hotel following the Hilton Garden Inn Cebu Mactan.
The partnership with Accor positions the ibis brand as a gateway destination for northern Metro Manila. Located directly across from Caloocan City Hall, the hotel will cater to business travelers, returning overseas Filipinos, and leisure guests. It will also be the closest internationally branded hotel to the Philippine Arena, with Skyway access enabling a 30‑minute drive to Ninoy Aquino International Airport. WTA Architecture and Design Studio has been appointed as the lead design team, with plans to introduce a fresh architectural identity featuring layered facades and landscaped curves. Uy described the venture as part of the company’s long-term commitment to “uplifting key cities across the Philippines through world-class real estate developments”.
A Growing Track Record of Delivery
Primeworld Land’s flagship project, Primeworld District in Lapu-Lapu City, Mactan Island, continues to mature. The 4–5-hectare resort-inspired condominium community has already completed and turned over two residential towers (Towers P and H), with Tower L currently under construction following its groundbreaking in 2025. Villas (house-and-lot units), commercial spaces, and expansive open areas complete the resort-inspired environment. As of January 2026, the development’s first restaurant, Spoon & Spices, had opened, and the function hall was nearing completion.
Beyond Metro Manila and Cebu, the company has ongoing horizontal housing projects in Bambang (Nueva Vizcaya), San Rafael (Bulacan), Butuan City, and General Santos City. A 22‑storey condominium in Lahug, Cebu City, is nearing turnover. Uy has also announced upcoming horizontal housing developments in San Ildefonso (Bulacan), Santiago City (Isabela Province), Buenavista (Agusan del Norte), and another high-rise condominium in Cebu City.
From Homes to Communities, A Clear Direction
Primeworld Land’s 2026 activity reflects a developer in motion—not merely adding projects but diversifying its portfolio in ways that respond to the country’s most urgent needs. Affordable housing, vertical living in key urban corridors, and internationally branded hospitality all fall under the same company umbrella. With each groundbreaking and partnership signing, Primeworld Land inches closer to its stated goal: ensuring that more Filipinos, whether first‑time homebuyers or seasoned investors, have access to well-located, thoughtfully designed spaces they can call their own.
