Pag-IBIG Fund has introduced promotional home loan interest rates aimed at making homeownership more affordable for Filipino workers . The subsidized rate for socialized housing borrowers remains at 3% per annum . For homes priced above the socialized housing ceiling—up to the PHP2.5 million low-cost housing ceiling—the promotional rate is set at 4.5% per annum . Open-market housing loans above PHP2.5 million up to PHP10 million carry an interest rate of 5.75% .

Pag-IBIG will fix these promotional rates for three years before repricing . For example, a PHP2.5-million housing loan paid over 30 years would result in a monthly amortization of about PHP12,667, which is roughly PHP2,700 less than under the previous 6.25% rate . Loan applications must be filed by December 31, 2026 to qualify for these promotional rates.

Cavite: A Major Focus for 4PH Housing

Cavite is a major focal point for these developments, with multiple projects underway. The Pag-IBIG Fund has partnered with Megawide Construction Corp. to fast-track the building of about 7,143 socialized housing units under the expanded 4PH Program . Two initial project sites are located in Dasmariñas, Cavite: 4,185 housing units in the Dasmariñas-Salitrán site and 2,958 units in the Dasmariñas-Paliparan site .

These medium-rise residential projects are priced below prevailing market rates while offering amenities typically found in higher-priced developments . Pag-IBIG Fund will invest up to PHP10 billion through a subscription to preferred shares in the project company . The developments are expected to be completed within two to three years .
