PHILIPPINES — Pag-IBIG Fund and SM Development Corp. (SMDC) signed a memorandum of understanding on September 8, 2026, expanding homeownership options for Filipino workers. The partnership offers preferential pricing on selected SMDC units and access to Pag-IBIG Housing Loans of up to ₱10 million.


A Boost for Filipino Homebuyers


The agreement directly addresses the need for affordable housing near urban workplaces. Qualified borrowers can now access SMDC properties through Pag-IBIG financing, making city living more attainable. This initiative supports the national government's drive to strengthen private-sector participation in housing.


DHSUD Secretary Jose Ramon P. Aliling, who chairs the Pag-IBIG Board of Trustees, emphasized the significance of the partnership. He stated that President Marcos Jr.'s directive is clear: Filipino workers should have real opportunities to own homes close to their jobs. The move empowers families to invest in properties that suit their lifestyles and budgets.


Promotional Rates Make Homeownership Attainable


Pag-IBIG Fund is offering special promotional interest rates to qualified borrowers until December 31, 2026. Loans of up to ₱4.9 million can be secured at a 4.5% annual rate. For loans above that amount up to ₱10 million, a 5.75% rate applies.


These competitive rates significantly reduce monthly amortizations, making homeownership feasible for middle-income earners. The partnership essentially bridges the gap between available financing and desirable housing stock. Acosta, the CEO of Pag-IBIG, highlighted that these rates make financing chosen homes even more affordable.


Expanding Choices Across Key Locations


The initial list of accredited projects includes several prime developments. These are located in Pasay City, Parañaque City, Quezon City, and Pampanga. Future phases will include projects in Makati, Mandaluyong, and other growth areas.


This geographic spread ensures that families can find homes that fit their specific needs. Whether they prefer high-rise condos or house-and-lot packages, the options are expanding. The partnership ensures that suitable homes are matched with accessible financing.

SM Prime and SMDC President Jeffrey C. Lim underscored the importance of collaboration. He noted that homeownership is too significant for any single institution to address alone. Strong partnerships like this one share the common goal of serving Filipino families effectively.
