TAGUIG CITY — Ayala Land Premier has begun turning over units at Gardencourt Residences, its second residential development in Arca South. The first homeowners have accepted keys to Molave tower, marking a new chapter for the 2.1-hectare garden community. This milestone signals the transition from construction to a lived-in neighborhood.
A Milestone for Arca South
Molave, the first of five mid-rise towers, offers 134 units. As of the second week of September 2026, four clients have accepted their units and one has already moved in. The turnover reflects Ayala Land's focus on better execution and timely project delivery across its residential pipeline. This disciplined approach builds trust among buyers and investors.
In the first half of 2026, Ayala Land turned over nearly 6,000 residential units across 40 projects. For the full year, the company targets approximately 13,000 units. This commitment ensures that homes already in the pipeline reach completion and are handed over to waiting families.
Parkside Living by Design
Gardencourt Residences features five residential buildings surrounded by parks on three sides and a central courtyard. Each floor has a maximum of 12 units, ranging from 68 to 261 square meters. Higher ceilings, expansive windows, and private balconies bring natural light and views of the surrounding landscape.
At the heart of the property is The Gardencourt, a 5,000-square-meter private courtyard. The East and West Lawns add 1,035 square meters of open space, complemented by jogging paths and a pool complex. Singapore-based Habitus Design Group designed the amenities, including the fitness center, garden pavilion, and sky garden.
Resilience Built Into the Estate
Arca South incorporates infrastructure to manage stormwater during heavy rainfall. An underground detention system beneath the estate can temporarily store about 2,500 cubic meters, or 2.5 million liters, of excess rainwater before releasing it gradually into the drainage network.
This system is part of Ayala Land's broader stormwater management strategy across its master-planned estates. Similar measures include a rain garden in Vertis North, an underground facility in Bonifacio Global City, and a temporary reservoir in Cloverleaf.
A Growing Mixed-Use Community
Gardencourt Residences sits within Arca South, Ayala Land's 74-hectare mixed-use estate in Taguig. The development is within walking distance of Ayala Malls Arca South, Landers Arca South, and Healthway Cancer Care Hospital. Residents enjoy convenient access to shopping, dining, and healthcare.
The estate continues to expand its mix of residential, retail, healthcare, office, and commercial developments. This growing range of destinations adds everyday convenience and long-term value. Gardencourt brings a greener setting into an urban environment, proving that green living can be part of a Taguig community.
